Dexter Yard

Positioning one of the last, best opportunities in South Lake Union.

BioMed Realty, an international leader in biotech development, came to us with the goal of truly differentiating their new, mixed-use commercial building. Just a block away from Lake Union, the goal was to connect with potential tenants that expect more from where they office. From the outset, we engaged with BMR and the architects at SkB to craft a brand story that emphasized what set Dexter Yard above all other competitors— incredible attention to detail and an activated ground plane accentuated with an on-site, indoor playfield.

BioMed Realty’s mission was to create a cohesive and unified on-site team, from design to construction to leasing. As part of the final deliverable, we set up and conducted interviews with core members from every team to help tell the story of the project through their own words. The result was a custom coffee table book that highlights the entire construction process from beginning to end. We helped facilitate the design, printing, and binding of these custom books.

On-site signage is a key aspect of the Dexter Yard brand. Our designs were brought to life through oversize monument signs on the southeast and northwest building corners, neon acrylic lettering on the Dexter Avenue frontage, and directional signage placed throughout the main corridor. The directional signage even includes proximity to nearby neighborhood assets, such as South Lake Union and MOHAI.
